I-15 Corridor

Tierrasanta / Serra Mesa /  Scripps Ranch  / Mira Mesa  / Poway /  Sabre Springs /Rancho Penasquitos  / Torrey Highlands  / 4s Ranch /  Rancho Bernardo  / Escondido

This stretch of freeway is considered to be one of San Diego’s most most-traveled freeways, with considerable residential areas lined up one after the other stretching up to Riverside County.

Tierrasanta, the southernmost community in this stretch, is a ‘peninsula’ of sorts. You can only gain access to it from the west.  The rest of the community is surrounded by canyons.  It is definitely a small town within a city, with shopping, schools, residential areas, and numerous green belts with walking paths. Residents here enjoy a fully equipped recreation center which includes a swimming pool, a gymnasium, tennis courts, and lighted sports fields.

On the other side of Interstate 15 is the community of Serra Mesa.  A large portion of this community is navy housing. It is a good area for families, with a small community park including a ball field and playgrounds. Nearby, at the base of the hill you will find Qualcomm Stadium, so the fireworks are never far away!

As you travel north on the Interstate, you will come to Scripps Ranch on the west, and Mira Mesa on the east. Scripps Ranch was originally owned by E.W. Scripps, a newspaper publisher.  This area is also home to Marine Corp Air Station Miramar as well as Miramar Lake which is popular for picnicking, biking, jogging, and walking on its paved 4.92 mile service road.  Fishing and watercraft activities are also allowed at Miramar Lake.

Poway also known as the “City in the Country” was once settled by the Native American Tribe, the Dieguenos.  Over half of it is preserved as dedicated open space with many horse trails and the city prides itself on having the lowest overall crime rate in San Diego County since 1981.  Some of the many outstanding features of this community include the outstanding School District (Poway Unified), excellent location for businesses and diverse range of housing options.  To the west of Poway is Sabre Springs which is provides quiet neighborhoods with exquisite views.

Rancho Penasquitos  is the master-planned community with Black Mountain as its most distinctive landmark.  This community is also within the acclaimed Poway Unified School District.  And to the west is Torrey Highlands which was only recently been developed is under a great deal of continued construction but already contains many housing communities as well as shopping opportunities and business locations.

Moving further north on either side of the  I-15 are the communities of 4S Ranch & Rancho Bernardo.  4S Ranch is the newer master-planned community with homes clustered around a traditional town center.  The wide variety of housing options includes Craftsman, Cottage, Mission and Ranch style homes.  Rancho Bernardo is a master planned mature community with many golf courses as well as industry giants doing business there.  Rancho Bernardo is also home to a number of Senior living communities.

And still further north is Escondido, also known as the “Hidden Valley.”  Escondido has a unique mix of agriculture, industrial and high tech firms, recreational centers and parks.  The California Center for the Arts is a shining cultural icon for art, music and theater.
